Once all project details are finalized, you'll sign a contract and make an initial deposit. This secures your place in our production schedule, ensuring we meet your project deadlines.
Permitting and site preparation
Next, you'll need to work with local authorities to obtain the necessary permits and approvals for your project. This includes ensuring that your site meets all zoning regulations and building codes. We will provide guidance and support throughout this process to help ensure a smooth approval.
Production
While you’re completing site preparation and securing permits, we’ll be building your homes with precision in our factory. Each home is crafted as two modular sections, which are then thoroughly cleaned and prepped for shipping. This parallel process ensures that once your site is ready, your homes are ready to be delivered and installed, saving you time and money.
Shipping
Once your homes are completed, they are carefully prepped, wrapped, and loaded onto semi trucks for delivery. Designed for easy transport, they require no special permits or flags. From our factory in Page, AZ, we currently deliver to Arizona, California, Utah, Colorado, Idaho, New Mexico, and Nevada.
Installation
Each home arrives at your site in two modules delivered by semi truck. Each unit is craned from the truck to the prepared foundation in under 30 minutes. Once in place, the final step is to complete the finishing touches where the two modules join, ensuring a seamless and polished finish.

Frequently Asked Questions
What building code do ZenniHome models adhere to
ZenniHome models are built to 2018 International Residential Code (2009 ICC, 2008 NEC). This is a higher standard than HUD standard for manufactured housing. Any standard sewer or septic system should be compatible with our models.
Do ZenniHome models meet construction and life safety codes?
ZenniHome models have not currently been designed as tornado shelters and do not currently meet Florida hurricane standards for residential buildings (i.e., they do not have impact windows). Note: this does not mean a ZenniHome cannot be installed in tornado prone areas - however we would recommend access to a separate tornado shelter.
The wind load is 120 MPH with 3-second gusts. The roof snow load is 20 psf. The structure is built to Exposure Category C and Seismic Risk Category DII.
What foundation do I need for a ZenniHome?
The typical foundation system is a set of cast-in-place concrete piers or helical piers supporting steel columns fastened to the modules. ZenniHome will provide installation instructions for a typical foundation system upon initial deposit. Unique sites require local contractor/architect/engineer design. All foundation components are the responsibility of the owner.
